The Back Bay - Beacon Hills Project

            
             The Back Bay-Beacon Hills area is one of the most up and coming renovations of investors and homebuyers/renters in the market. Opportunities have risen for new and aged investors in the market that are looking either for long term or for short-term opportunities. Currently, there is a need to review the new investor to the market that is looking for a long-term investment opportunity. They are looking to use a cash injection along with lender (bank) funding for the project. Determining the correct property and location will be the largest hurdles to overcome along with the funding and management of the property once purchased. This combined with the projections of income and an overview of the best possible option for the investor will be the key items to address when reviewing the case. .
             I. Strengths.
             The first strength is the investor Mr. Anderson is a well-educated individual. He is a graduate of Harvard College and holds a full time position with a biotech company. He has spent many hours researching not only the market but he knows his financial situation and is not stretching out his situation to try to make something work that would end in a failure. He has researching the buyers and renters of the Beacon Hills area and knows that they are transient, and either single or newly married. Knowing this allows him to be able to market his investment property correctly and set a price that will not drive away individuals. Mr. Anderson is planning to manage the building himself with his wife. This will save an expense of hiring a property manager and janitor. .
             Brokers have also been contacted to view the properties based on types of properties being offered and in a range of prices within reason. Research has also been completed based on the brokers regarding the amount of advertisements or did the most business in the area he was looking at to invest in. Projections have been completed that show the amount of income to expenses that are expected.
