The planners of Atlantic Station have put the needs of the people in account to creating this wonderland. With a tag theme of "Improving the future, restoring the past", the designer worked hard to address land, water, air, and sustainable issues the Atlantic Station may incur. The site of Atlantic Station sits on a 138 acre piece of land that had been destroyed by the Atlantic Steel Mill. What the developers of Atlantic did was redevelop and remediate to contaminated soil from the years of industrial use. The next phase was to clear much of the carbon monoxide present in the air. Together with the EPA many tests and evaluation were taken of the area. After analyzing the area they managed to create an outcome of 34% fewer VMT and 45% fewer emission. The water system is a great ambition as the developers of Atlantic Station plan to have two different sewer systems. One system will be the regular sewer system while the second one will be a sanitary system. The project is also calling for an installation of wells to monitor the level and quality a water coming into Atlantic Station. The last issue was the sustainability of Atlantic Station and minimize of pollution and energy use. The material use for the site will be able to be recycled as well as implemented for other parts of the site. The development committee also has partnered to create a state of the art environmentally friendly cooling system that is 25% more efficient and uses two million less gasoline.

The concept of Atlantic Station is to remove the social dependency of using an automobile to get around. Within the confines of Atlantic Station there will be a 24-transit system which allows people to move a little more freely around. Atlantic Station is also set up to where people can easily walk around to get to different destinations making life a little more convenient for the hard working citizen. According to Dagenhart a city should be planned and then the project while sustaining a method of lots and blocks.
