Significance and Scope of the Study.
This paper focuses on the lack of a sound joint effort between the government and the private sector in providing a stable mortgage financing system which could be accessible to all, especially the segment of society in the middle and low income categories. In this paper I am comparing the situation of the system in Pakistan with other developed and developing countries and trying to prove how much a sound system is needed in Pakistan which would be a benefit to both the economy and the masses of the nation. While taking a quick overview of the system in Pakistan I am also trying to give light to its potential through a study of the system in the United States. Due to time constraints and limit of space I have had to curtail my efforts greatly in undertaking this project and taken a bird's eye view of the general situation.
Research Methodology.
This paper draws mainly on primary and secondary sources due to the study under consideration. Most of the research has been done on the internet as literature is scarce in Pakistan on the subject matter. The literature is mainly from law based sources and the financial institutions, mainly the State Bank of Pakistan which is a major player in this endeavour. Primary research has taken the form of informal interviews with construction industry professionals and those working in the banking sector. .
Review of Literature.
The literature perused for this project has been extensive and detailed consisting of the websites which are available in Pakistan and touch on the subject. As most of the information on the internet is up to date and consists of the latest news and research done, I have selected this mode of research over books which are harder to come by in Pakistan and tend to be outdated. Due to time constraints, I have not been able to research the subject matter as much as I would like to have.
